The Community Land Trust of Tempe (CLTT)is a private nonprofit membership corporation created to acquire and hold land for the benefit of our community and provide secure affordable access to housing. CLTT attempts to meet the needs of residents least served by the prevailing market.

The combination of HUD's decision to permit current Section 8 participants the ability to use their Housing Assistance Payment for a downpayment on a home, in conjunction with new funds available from The American Dream Downpayment Initiative and Tempe's existing CAMP program, existing Section 8 participants will now be given an amazing opportunity to "layer" different funds for the purchase of their first home.
In addition, Tempe 's partnerships with NewTowN and the Tempe Land Trust coupled with these downpayment assistance programs will bring the opportunity for homeownership to those families who believed it was out of their reach.

The Community Assisted Mortgage Program (CAMP) was developed to address a number of needs within the City of Tempe . First, the city lacked an affordable homebuyer program for low-income first time households. Secondly, CAMP seeks to increase the owner-occupancy rate. Lastly, providing financial incentives to homebuyers encourages reinvestment in Tempe 's neighborhoods.

The City's Housing Improvement Program is funded by the federal Community Development Block Grant (CDBG) and HOME programs. The primary purpose of this program is to further the goal of providing a decent home and a suitable living environment to all residents, as well as the preservation of neighborhoods.
The Housing Improvement Program provides financial assistance up to $50,000 ($7,500 for mobile home owners) to income qualified homeowners to correct code violations, deficiencies or other hazardous conditions in the home. Homeowners may qualify for no-interest deferred loans, low-interest amortized loans or a combination of both. The type of loan a homeowner receives is based on the homeowner's ability to pay.

The Industrial Development Authorities of the City of Phoenix and Maricopa County have joined together to offer up to $50 million to help first-time homebuyers obtain FHA, VA or other eligible loan or conventional financing to purchase a home anywhere in Maricopa County. Individuals or families who qualify would be able to obtain a 30-year fixed rate loan at a 5.95% interest rate, with 5% down payment/closing cost assistance. This assistance is a grant and does not require repayment.
Financing for these fully assumable loans is available on new or existing homes, condominiums, townhouses or manufactured homes on a first-come, first-served basis.
